our snowbirds buying early so they don’t leave

low and what is available has been picked over,

slightly in January but quickly dropped back
down to where it has been holding for months

Out in Kohala, a similar trend of low inventory
in residential property listed under a million
is hanging in the mid 100s, and sales have been
average but again their pendings are out of site
at 107 at the close of February. It’s been two
years since we saw that many at one time. This
bodes well for the end of March, and for April,
since most contracts close in 45-60 days.
Look for this trend to continue through Easter
when most of our snowbirds leave for home.
