Report continues on an upward sales and price trend. The
number of homes sold and median price are up significantly
It will be interesting to follow the future report stats to see if the
current increase in eruption activity is affecting sales number and
price in the North Kona market and Hawaii Island. The primary
stats to follow will be Kona number of homes and condos sold.
Also important will be the Hawaii Island stats for the number of
homes sold. Watch to see if the increasing home sales trend, which
has been increasing for months/years, pauses or reverses.
You can see in the price range table that the increase in sales
is taking place in all price ranges over $500,000. The greatest gain
is in the $500,000 to $700,000 price range. Now we even see a
notable increase in sales in the $900,000 to $1.5M price range.
The Hawaii Island 12-month sales data shows residential sales
numbers and average prices are up significantly island wide. The
West Hawaii average price for the last 12 months has increased
from $521,400 from $585,200. The large increase in West Hawaii
is buoyed up by several multi-million dollars sales at Hualalai and
Kukio Resort areas. One Kukio home sold for $27.5M.
Chart 2 - North Kona Condo data shows the healthy increase in
12-month sales numbers, while inventory shows a decline. Median
price is at a new recovery high of $300,000 (rnd).
Historically, sales data shows that in market cycles in Kona the
previous peak prices are surpassed by a substantial amount at the
next market cycles peak. The Residential and Condo Price Charts
show current prices are below their previous peaks. This suggests
it is possible the current price growth trends will continue for the
next several years.
