North Kona house and condo sales remained
strong through the first quarter. If you total
them up, there were only 27 house sales under
$500,000, with the other 69 sales above that
amount but still listed under a million. We could
sell a lot more houses under $500,000 if they
were available, but our inventory is extremely
limited. That is not a price point buyers are
choosing. It is one they have to pay to get the
house they want given the rise in prices since
the bottom of the market back in 2011. Hard to
believe that is now seven years behind us and
prices have been rising ever since.
Condo sales see an opposite trend because
they fill the void. When buyers can’t afford a
house, they will often buy a condo instead.
There were 70 condo sales under $500,000 in
the first quarter of 2018, and only 10 sales above
that but still listed under a million. Even the
smallest of condos in the nicer complexes are
over $200,000 these days. Alii Lani units are selling
in the $300,000’s something unheard of since
the peak of the last market back in 2007.
We are seeing no let up in price increase, and
with the limited supply, I expect that to continue
in the near future.
