MLS Statistics Now might be the right time to buy a condo
Kona’s house and condo inventory that is
listed under $1 million is making some
interesting moves these days. House
inventory is climbing at a dramatic pace
from its low at the end of March — up roughly
40 properties in those six months. Condos on
the other hand are down roughly 40 units since
their high in July.
Most likely this has to do with rising prices.
House prices have risen above what is typically
affordable by a family making $100,000 a year
and today there are only 28 listed under that mark
of $500,000. So, if they want to own, condos
become very appealing for that reason. Yes, their
prices have risen also, but they are still in the affordable
range. Typically topping out well under
that $500,000 mark. And even after you factor in
maintenance fees it is still a more cost-effective
alternative for some.
This fact will put condo buyers in direct
competition with our winter buyers who favor
condos as second homes since they are smaller
easier to manage over houses.
So, if you or someone you know is looking
to buy a condo, now might just be the right time
before this heats up... or on the other hand, we
typically get additional inventory in the winter
in anticipation of more buyers so there may be
more choice in January... you just never know!
