The North Kona residential market data indicates sales are off
slightly from 2017. However, if you look back at the sales
stats for 2015 and 2016 you would consider the current sales
number quite good. Especially when we consider three
months of volcanic disruption. Now with Kona experiencing the best
conditions in 45 years there is much room for optimism. The history
of major Kilauea rift zone/summit volcanic eruptions suggests it could
be some time before another similar eruption occurs.
The Kona residential price range table shows total sales are off
slightly from the previous 12 months. Higher prices, tight supply
in the lower price ranges and the effects of the SERZ eruption all
probably contribute to this.
The island wide stats show the average price is still up in East and
West Hawaii from the previous 12 months. The number of homes
sold is off in East HI and this has pulled the Island wide number
lower. Again this is likely due to the market interruption caused by
the South East Rift Zone eruption.
North Kona condo data is currently looking stronger than
residential stats. Inventory continues to decline. Of the thousands of
condo units in N. Kona, there are only 108 priced under $1.5 M on
the market as of Sept. 30. For all price ranges the total is only 126.
This supply vs. demand dynamic has pushed prices higher, up 6
percent from 2017 numbers.
Historically, sales data shows that in market cycles in Kona the
previous peak prices are surpassed by a substantial amount at the
next market cycles peak. The residential median price is about where
it was at peak in 2006. The condo median price is well below the
previous peak. This suggests it is possible the current price growth
trends will continue for the next several years.
