Houses and condos sold a combined 67 units down from 85 in July but pending sales increased for the first time in some months so this is a positive sign. With inventory at a new recent low of 252 houses and condos available and 130 more with pending sales there isn’t much inventory in any category for buyers to choose from. Kohala is experiencing a similar trend, their sales dropped to 29 for houses and condos from 35 in July. Their pending sales went up 3 units to 83 from July also. Available inventory dropped again to a new recent low, now at only 171 properties available in all prices ranges. That means from the $200,000 condo in Waikoloa Village to luxury homes at the Mauna Lani, we are most likely short in every range. Both areas are about 30-40 properties short overall from the last two previous Augusts suggesting that this winter’s selling season might get interesting with more buyers than we have properties available. We will have to see how many owners decide to sell between now and then when it starts in late November. So if you are thinking of buying or selling, make sure you pick your agent carefully since there is likely to be some interesting negotiating going on as buyers compete for properties.
