6 West Hawaii Real Estate | December 22, 2017 MLS Statistics Kona market as hot as ever The Kona market is continuing to recover from the Great Recession, posting its best year in a long time. House sales have been climbing as have condo and land sales. November saw 41 houses sell, 36 condos and 7 lots for a total of 84 and up 8 percent in transactions over November 2016. Pending sales are also holding strong with 164 overall, houses, condos, and land, and that is up 8 percent from November 2016, showing that the increased sales volume should continue into 2018. Inventory for houses in Kona was 194, condos was 155 and we had lots of land with 179 lots available. Those numbers change drastically when you cap the high end at under $1 million then you only have 103 houses available and we sold 29 in December. That means there is only a few months’ worth currently available. In condos it’s a little looser with 135 available and 33 of last month’s sales were under $1 million. When looking at Kohala looks like they are also in line to have the best year in a long time, but the last few years have been very consistent out on the coast. We had 25 houses sell in November, 21 condos, and 3 lots. Kohala also has a more limited inventory when looking under $1 million with only 71 houses and 88 condos available as of the end of November. So, the West Hawaii market is mirroring some of the pricing increases and inventory shortages that the mainland is also experiencing. For sellers this is good news, for buyers with long term plans here they need to really be proactive to find the right property for them before it gets out of reach.
