Pendings held steady for both houses and condos in
this price range in the mid 60’s.
The drop in condo inventory listed under $1 million
is at a significant event. My statistics go back to 2005
for inventory and I only have a few months that condo
inventories were in the 120s in those thirteen years. The

respectable 32 and condos weren’t far behind with
30 closings. Land sales were low from recent highs
closing 4 transactions. Now that said, we were almost
exactly equal to Kohala’s closings which were considered
normal and we are typically around double, so
we still have a ways to go to get back to our normal
but I believe it is coming soon.
Inventory climbed slightly in houses to 112 available
the current available data on Sept. 25, 2018, there
are currently only 104 available…that is a drastic and
dramatic drop…again! Since real estate is a supply and
demand economy watch for prices to leap this high
season if this current low level of inventory persists.
