MLS Statistics Vog, volcano activity creates interesting month of sales MLS It was an interesting month for sales in Kona with
the volcano activity and vog from Puna creating apprehension
in some buyers and apparently none in
others. Kona saw the highest number of houses sales
in five years with 47 when listed under $1 million for
the month of June. Condo sales in that same price
point dropped back to their normal range of 35 from
their recent highs in the mid 40s. Land sales listed
under $1 million came in at 6 but that is normal unless
Where we start to see some stress in the market
is in the pending sales, those with offers but not
yet closed. In houses listed under $1 million there
are now 58 pending. To put that in perspective, the
last few months they have been in the 90s since our
winter guests were finishing up sales from their stays
this year. In the summer months, this number can
run in the 60s and 70s and I think with the slowdown
in guests we have hit this number a little early
and little more than ‘normal’ for this time of year.
Pending condos in this price range dropped to 67
from two months in the 70s and 80s but this is very
common to see this quantity pending.
Kohala is doing great. Sales held steady, inventory
dropped and pendings are off slightly but less
than 10 percent.
One thing to remember is that we also have an
inventory shortage so some of the declines could be
traced back to buyers not finding what they want in
the range that fits their budget.
