The National Association of Realtors suggests that a 6-month supply is a balanced buyer and seller market and so in our market that would mean anything listed under $900,000 in houses in Kona. Condos in Kona listed under $400,000 show the strongest sales with the $200,000-$300,000 range having the highest volume in the fourth quarter of 2017. Under $400,000 is a strong buyer’s market with between only 1.4 to 3.3 months of available inventory, over $400,000 shows a 6.5 month’s supply and it almost doubles when you get to the $500,000 range. With the scarcity of inventory comes price increase, just like in every supply and demand scenario.
