Sales in Kohala are holding as well with 35. The pending inventories in both areas also seem to be holding steady, a good sign for our market, according to Gretchen Osgood, broker and owner of Hawaiian Isle Real Estate. “The part to watch the next few months will be the available inventory,” she said. “Historically our inventory begins to inflate or grow as our high season of January through March arrives along with our snowbird visitors. It has already begun to increase slightly. The trick is to sell as much as comes on the market, something we did not accomplish last year,” said Osgood. When the volume of available properties grows past what sells in a few month’s time, pricing is affected since buyers have more to choose from.
