Chart 1 shows a steady increase in price since 2012. For the buyers we see a good supply of homes to choose from. For sellers there is a brisk turnover of properly priced homes and a steady increase in prices. Looking at the islandwide residential average prices, the greatest price increase is in West Hawaii. This is driven by the significant improvement in sales in the over $900,000 price ranges. A $4 million price cap is used in the sales price data. If the 34 sales priced over $4 million were included, the average residential sale price for the island would jump from $427,000 to $529,000. Using the $4 million price cap results in data that is much more representative of the overall residential market. With the North Kona condo market data we see a slightly different picture. Inventory is up 14 percent since last year and sales are off 6 percent. We do see the median price is up a healthy 8 percent. Griggs said it is possible the price increase has impacted sales numbers. “The condo market appears to be a buyer’s market,” Griggs said. “Recently it has displayed an improving trend.” “If you look at the historical prices in the residential and condo charts you see that 2006 prices are still well above current levels suggesting that price still has a great deal of upside if historical cyclical trends hold true as they have since the1970s,” he said.
