This is actually due to condo pricing slipping a little and house prices going up some as the number of buyers and the amount they pay fluctuates. It does not show a strong trend of rising prices today, according to Osgood. “The days on the market are holding steady, which indicates if you price your property to what the market is looking for it will still sell quickly, which is very good news,” said Osgood. “However, if you price it above the market most likely it will sit.” According to the graphs, residential properties are selling faster than they have in recent history. The list-to-sold price ratio overall in listings under $1 million averages right around 3 percent, so if sellers aren’t within that range, most times a buyer will hesitate to make an offer. “So in this market, pricing is everything,” explained Osgood.
