MLS#290392 $185,000 from a year ago. “The median price will likely trend higher simply because there is a steady decline in sales of lower priced homes due to lack of inventory,” said Michael B. Griggs, Clark Realty Corporation broker. “This is being more than offset by more sales in the higher price ranges. The number of sales in the higher price ranges should continue to expand.” The overall residential inventory is well above last year’s number, but is trending down in recent weeks and sales are up 9 percent. Watching the activity in various price ranges is important. The under $500,000 price range has little inventory and a comparatively high level of homes in escrow. “The under $500,000 might be considered a hot market. Buyers outnumber sellers and the turnover is brisk. As you move into the over $700,000 price levels we see an increasing pattern of over supply,” said Griggs. This report shows the largest increase in sales in listings priced over $1.5 million since the recovery began. However, there still is a large inventory compared to sales and escrow numbers. The North Kona condo market shows trends similar to those for single family residences. Inventory, although up considerably over 12 months, is now showing a declining trend. Escrow numbers for condos show an increasing trend. “This is typical for this time of year when the snow birds visit, but it seems to have started later than usual this year,” said Griggs. “If you look at the historical prices in the residential and condo charts, you see that 2006 prices are still well above current levels suggesting that price still has a great deal of upside if historical cyclical trends hold true as they have since the 1970s,” he said.
