The first quarter of 2016 saw 59 sales of condos listed under $300,000; that is a 28 percent increase in transactions from the last quarter of 2015. Those listed above $300,000 had 33 overall sales compared to 27 in the last quarter so they were also up at 19 percent. There were 26 houses sold under $500,000 during the first quarter of the year, compared to 35 sales in the last quarter of 2015. “That drop is most likely due to a lack of inventory,” said Osgood. “There were only 25 total houses available under $500,000 at the end of March, so not much to choose from.” Over $500,000 there were 44 house sales in the first quarter as compared to 52 in the previous quarter, a drop of almost 16 percent that can’t be explained by lack of inventory with 107 available. Almost half of those are in the $500,000-$600,000 range. “With interest rates still at historic lows and employment in Kona at the highest level in years, it might be a good time to stop renting and buy to make sure that your monthly payments are locked in for the future,” said Osgood.
