Inventory is below last January, but above that of 2014, indicating there is still enough supply to fulfill some of the need in the market since sales have remained relatively stable the last two years, according to these graphs created by Gretchen Osgood, broker and owner of Hawaiian Isle Real Estate. “Yes, there are some over average months, but generally North Kona has somewhere close to 50-60 sales each month,” she said. Pending sales, those that are in escrow, show a sort of a roller coaster trend year-to-year. This is indicative of snowbird buyers who enter the market in the winter, according to Osgood. “Currently we are well above both 2014-15 January levels, which may bode well for our winter selling season,” she said. When buyers think about buying a house or condo, they often consider a purchase that is just about what they can afford. A few years ago, you could buy a small house in the $300,000 range. Today, that isn’t possible, so those buyers are now considering condos. And some condo buyers who could afford something in the $200,000 range are being left out of the market because of little supply in their price range. “So even though the sales have stayed steady, the value of those sales has increased and the type of property sold has changed,” said Osgood.
