Year-to-date, 269 houses have sold, an increase of 13 percent from the first half of 2016’s sales of 235. Condo sales in the first half hit 242, a 17 percent increase over the 202 sold in 2016 by mid-year. So, what price ranges are selling the most in houses? The chart showing the ‘Number of Sales’ highlights those price brackets. “Not surprising it is the $500,000 to $599,999 range that is topping the chart,” said Osgood. Houses under that bracket typically are smaller, older and have some location or condition issue preventing them from reaching the higher price point. The ones over the midway mark are fancier, larger, newer, or have great ocean views or a pool. Leaving the largest chunk in the middle, that are nice, newer, and mid-size,” she explained. The current listing chart shows that Kona doesn’t have a huge supply in any particular price bracket. When you take that inventory and divide it by this quarter’s sales, you get an estimate of how many months’ supply of homes you may have. Six month’s supply is considered an even buyer and seller market, anything under is considered a seller’s market. The majority of Kona’s price brackets are under four months’ supply and the most popular bracket of $500,000 to $599,999 only has 2.5 months supply! The Days on the Market graph shows how the extra months of supply of homes adds up to more choices for buyers and hence more days on the market. “With tight inventory options for buyers that means higher prices are on the horizon and that has been the case for the first half of the year in houses,” said Osgood.
