The number of closings in the last 30 days is extraordinary at 61. Residential inventory continues on a declining trend and prices have continued to increase at an annual rate of 5 to 6 percent. The price range table shows a notable increase in sales in the $700,000 to $900,000 price range. “This is just another indicator of the strength of this market,” said Griggs. “It is very likely that we will continue to see prices rise.” The island wide residential sales numbers and prices are up. East Hawaii appears to have the greatest price increase and the greatest increase in sales. Affordability, improved local economy and strong visitor numbers continue to drive that market. The North Kona condo market data shows a huge decline in inventory and strong sales activity. Sales are up compared to the last 12-month period, as is the median price. “This is a welcome change from the lackluster performance of 2015 and 2016,” said Griggs. “Historically, sales data shows that in market cycles in Kona the previous peak prices are surpassed by a substantial amount at the next cycle’s peak,” he said. “The Residential and Condo Price Charts show current prices are below their previous peaks.
