6 West Hawaii Real Estate | June 9, 2017 MLS Statistics Kona condo sales taking off Kona condo sales up, inventory getting low Kona condo sales have been doing very well this year, and especially so in March and May, according to Gretchen Osgood, owner and broker of Hawaiian Isle Real Estate. Both were above average months when comparing to the past few years with 44 and 41 sales respectively. “And with pending sales still staying high, June’s closing might be high also. But, the big story is the inventory,” said Osgood. Inventory in condos is low by the last few years standards. Houses, though not in the graphs, is very low as well. “In supply and demand economics the theory is that something that is in short supply will see an increase in its value to buyers, and that appears to be the case in Kona for condos this year,” explained Osgood. “This year there have been 181 condo sales in Kona for those listed under $1 million and the average price was $308,649. In 2016 in the same timeframe, there had been only 165 sales and the average sale was $302,975. “That is an increase of 2 percent, and that increase I think can be tied to the overall low inventory that we started 2017 with in both houses and condos,” she said. “So, unless a large group of owners decides to put their condos on the market this summer, we will be looking at increased prices potentially since the inventory seems to still be dropping and pending and sales activity remains strong,” explained Osgood.
